Purchasing

How do I enquire about a property?

You can submit an enquiry through the relevant project page on our website or contact the Bronte Group team directly. One of our team members will provide availability, pricing and further information about the development.

How do I purchase an off-the-plan property?

Purchasing an off-the-plan property involves entering into a Contract for Sale before construction is complete. Once you have selected your preferred property, you will be provided with the contract documentation to review with your solicitor or conveyancer.

A deposit is then paid to secure the property, with the remaining balance due at settlement once construction is completed and the development is registered. Throughout the process, your solicitor, lender and the Bronte Group team will guide you through the key stages leading up to settlement.

Do I need finance pre-approval?

While not always required, finance pre-approval is strongly recommended before entering into a contract to ensure you are able to proceed with the purchase.

Construction & Development

How will I receive updates during construction?

Purchasers may receive periodic updates throughout construction. These updates may include progress imagery, construction milestones and anticipated timing for the next stages of the development.

Can changes be made to the property during construction?

Changes to finishes or layouts are generally not possible once construction has commenced. However, if variations are available during earlier stages, the sales team will advise purchasers accordingly.

Pre-Settlement Inspections

When will my pre-settlement inspection take place?

Pre-settlement inspections are usually scheduled shortly before settlement once construction is nearing completion. Purchasers will be contacted with available inspection dates and booking instructions.

How do I book my inspection?

Once inspection dates are confirmed, purchasers will receive an invitation outlining the booking process and available time slots.

What should I expect during the inspection?

During the inspection you will have the opportunity to view your property and note any items that may require attention prior to settlement. A representative from Bronte Group or the appointed settlement team will guide you through the inspection process.

Settlement

When will settlement occur?

Settlement typically occurs once construction is completed and the relevant approvals have been issued. Purchasers will be notified once a settlement date has been called.

What happens at settlement?

Settlement is the legal transfer of ownership of the property. Your solicitor or conveyancer will coordinate settlement with your lender and the vendor’s representatives.

When will I receive the keys to my property?

Keys are usually released shortly after settlement has been completed and confirmed by all parties.

Identity Verification (AML Requirements)

Why do I need to verify my identity?

In accordance with Anti-Money Laundering and Counter-Terrorism Financing legislation, purchasers may be required to complete identity verification as part of the property transaction process.

What identification documents do I need?

You may be asked to provide one primary form of identification such as a passport or driver licence, along with a secondary form of identification such as a Medicare card or bank card.

Who completes the identity verification?

Identity verification is generally conducted by your solicitor or conveyancer. They will advise you of the required documents and guide you through the process if applicable.
